How to buy property in Dubai, step by step

Seven steps from first idea to keys, and where UK buyers can do it remotely.

Buying in Dubai takes seven steps: set your budget, arrange finance, shortlist, make an offer and sign the sales contract, complete checks, transfer ownership at the Dubai Land Department, and receive the title deed. Much of it can be done remotely.

Short answer

The seven steps

  1. Define your goal and budget. Decide whether you are buying to live, to rent out, or both, and set a total budget including fees.
  2. Arrange finance. If borrowing, speak to a mortgage broker early, and gather income and identity documents.
  3. Shortlist areas and properties. Compare areas on lifestyle, cost and rental demand, and view in person or on video.
  4. Make an offer and sign the sales contract. Agree price and terms, and have the contract reviewed. A deposit is usually paid at this stage.
  5. Complete due diligence. Check ownership, service charges and any restrictions, and obtain the no-objection certificate where needed.
  6. Transfer ownership. Pay the balance and fees, and complete the transfer at the Dubai Land Department or a registered trustee office.
  7. Receive the title deed and keys. The title deed is issued in your name and you take possession.

Doing it from the UK

Viewings can be done on video, documents can be signed electronically or by attorney, and funds can be sent by international transfer. Allow extra time for identity checks and for the source of funds. Where something must be done in person, plan a short trip or use a properly drawn power of attorney.

How long does it take?

A cash resale can complete in a few weeks once the offer is agreed. With a mortgage allow longer for valuation and approval. Off-plan follows the developer’s schedule.
