How to choose where to buy in Dubai

A short framework, so you compare areas on the same criteria.

Choose an area by starting with your goal, then compare shortlisted areas on the same criteria: total cost, service charges, commute, schools or lifestyle, how much new supply is coming, and recent registered sales and rents rather than asking prices.

Short answer

Start with the goal

Living in it, renting it out, or both lead to different areas. A family buyer weighs schools, space and commute. An investor weighs net yield, tenant demand and resale liquidity. Write your goal in one sentence before comparing places.

Compare on the same criteria

  • Total cost to buy, including fees, and the typical service charge per square foot.
  • Commute and transport: road access, Metro, airport.
  • Lifestyle: beach, parks, restaurants, schools and nurseries.
  • Supply: how many new units are being built nearby.
  • Rents and sale prices actually registered in the last year, for the same type of unit.

Where to check

For registered sales and rents by area and building, McCone publishes data at mcconeproperties.com/dubai, built from Dubai Land Department and Ejari records, and the Dubai Land Department publishes official figures. Always compare registered transactions, not asking prices.

Visit at different times

Visit on a weekday morning and a weekend evening. Check noise, traffic, construction and parking. If you cannot travel, ask for video at both times.

Frequently asked questions

What is the best area to buy in Dubai?

There is no single best area. It depends on your goal, budget and lifestyle, so compare shortlisted areas on the same criteria using registered sales and rents.

General information, not legal, tax or financial advice. Fees, lending rules and visa criteria change: check with the Dubai Land Department, your bank or a qualified adviser before you commit.
