# How to choose where to buy in Dubai

A short framework, so you compare areas on the same criteria.

Choose an area by starting with your goal, then compare shortlisted areas on the same criteria: total cost, service charges, commute, schools or lifestyle, how much new supply is coming, and recent registered sales and rents rather than asking prices.

## Start with the goal

Living in it, renting it out, or both lead to different areas. A family buyer weighs schools, space and commute. An investor weighs net yield, tenant demand and resale liquidity. Write your goal in one sentence before comparing places.

## Compare on the same criteria

- Total cost to buy, including fees, and the typical service charge per square foot.
- Commute and transport: road access, Metro, airport.
- Lifestyle: beach, parks, restaurants, schools and nurseries.
- Supply: how many new units are being built nearby.
- Rents and sale prices actually registered in the last year, for the same type of unit.
